How often will my silicone need replacing?

Silicone around the shower and bath areas in a bathroom that is regularly in use would need replacing every three years depending on ventilation. We renew a maximum of 10 m of silicone to an area of your choice, or the area of worst condition upon signing up with one of our Silver and Platinum maintenance packages. We then renew this every three years.

How often will I need to service my boiler?

Boilers need servicing every year. Our gas engineers are all Gas Safe Registered and upon joining one of our membership packages, an engineer will call round once a year to service your boiler. He will document everything he needs to, providing a continuous record of your boilers service history.

Are you engineer’s trade-accredited?

All our gas Engineers’ carry their own Gas Safe Certifications; they have these at all times. All our electricians are certified under the NICEIC trade accreditation.

How do I know what I will be charged?

Costs are charged by the hour and thereafter in half hour increments. There is no call out fee; however materials will be costed in addition to the tradesmen hourly rate. You can find a list of our rates in the Maintenance Service page section of the website.

Are the materials costs included within the quote?

Yes if the parts have been ordered for your job then they will be additionally costed onto your invoice. There may be a charge for collecting materials that have been ordered to warehouses according to the distance our workmen travel to collect the materials.

Do you charge a call out fee?

Call out fees are only charge for small jobs outside our package deals. All our account holders benefit from no call out fee’s

Why should I sign up to a maintenance package?

The packages are aimed at keeping your home fresh, well-kept and properly maintained. The unique idea behind the packages is that they can be tailored to suit your exact requirements. We can provide you with a guideline of what the average home maintenance need are, the great thing is.

You get to control what you require doing and when. Financially it works out better to have the works carried out under one-package instead individually tackling each maintenance issue as the works will be programmed and organised. We will also not charge for call out fees* for Silver and Platinum account holders.

The other benefit of having a maintenance plan is that you are looking after your assets and investments as well as the well being of you and your families’ health. You minimise the risk of financial loss by expensive emergency works caused by lack of care, or long term structural damage which can affect the selling price of properties. You also make sure health hazards such as dangerous floors, stairs, electrical and gas equipment are safe, and also minimise the risk of mould which is a serious hazard to health, especially in children.

What are the main differences between the Bronze, Silver and Platinum Packages?

The Bronze package is the most basic package, it is aimed at flats and smaller homes, just looking to take care of the minimum requirements to ensure the home is healthy. This is why the Bronze package is a Landlord favourite. You will not get charged for a call out with the Silver and Platinum packages plus you will benefit from cheaper overall maintenance costs.

The Silver and Platinum have more flexibility and are aimed at the long term homeowner or family homes that are looking to take care of their investment and keep it in ‘tip top’ shape.

Are Space Maintenance fully insured?

Yes, we carry Personal Liability Insurance for cover up to £10 m and Property Insurance for cover up to £5 m.

What can I do if I’m not happy with the works?

In the unlikely event that you are not happy with the works; either the quality, workmanship, products, or anything else; we encourage you to get in contact with our office. With this feedback we can help make our team and service even more effective.

How I stop my maintenance costs spiralling out of control?

If you called our Maintenance Department for minor works and after inspection, the works you need are a lot larger / more problems? Don’t Worry! our maintenance team will pass the works onto our Construction Department. Where larger works can be controlled in a cost effective manner using building work costs & rates.
